Description

This site is a mixed tenure project to be undertaken as part of the framework agreement with Hounslow Homes and London Borough of Hounslow.

The overall project involves redevelopment to provide 32 new affordable homes under a building contract with Hounslow Homes and acquisition of this site for development of 36 private apartments by Manor Lane Residential Developments Limited (a subsidiary of United House Developments, UHD). A block of 50 x sheltered bedsits and warden accommodation has been demolished but two blocks, each of 16 two-bedroom maisonettes remain.

The site benefits from the grant of satisfactory full planning permission (and signed s106 agreement) dated 7th December 2012.

Programme

Two construction phases to be run as follows:

Phase 1
22 affordable apartments to start February 2013 - January  2014. Following completion of this phase (and successful decant) LBH will provide vacant posession on phases 2&3 to enable construction works to commence.

Phases 2 & 3
Phase 2: 10 affordable houses to  start July 2014 - May 2015.

Phase 3: 36 private apartments to start June 2014  - August 2015.

Private Sale Overview

The site is situated on the western edge of Feltham Town Centre in close proximity to shops, entertainment and transport links in this suburban location.

The scheme is arranged in two 4 (and part 5-storey) blocks each of 18 apartments (7 x 1B and 11 x 2B). These blocks border Manor Lane with exclusive gated parking areas.

Practical completion of the private blocks is programmed for August 2015.

Transaction

Manor Lane Residential Developments exchanged contracts on the private land in December 2012. Legal completion is planned to occur on grant of vacant possession (scheduled for February 2014). The land value is £970,000.
