Elmbridge Improvements


      Midmoor Road
A 42 week, £1.7m resident-in-place improvement scheme to 102 flats and 8 houses for Family Housing Association comprising the replacement of kitchens, bathrooms and WCs; central heating systems, windows, rear doors and roof coverings. Front entrances were improved, the primary services within the individual properties were modified and complete external redecoration (including sundry works to garden walls, paths and fencing) and isolated repairs to brickwork and render were carried out.
   
 
Thames Reinvestment Programme
30 flats located in 8 separate houses in Tooting, South London were refurbished for Thames Housing Association. 80% of the work was carried out with residents in place. Average time in each flat was six weeks.
   
 
Hammersmith & Fulham
40 scattered street properties were refurbished, converted and completely redecorated inside and out for Family Housing Association including a group on the former Old Oak Estate. Properties included an early inter-war London County Council Cottage Estate; Victorian and Edwardian two, three and four storey houses and large London four-storey houses.
   
 
Page Estate

This £2 million internal and external refurbishment of 278 pre-war houses included the installation of new central heating systems, mechanical ventilation and energy conservation works at the rate of 20 systems per week. External works incorporated concrete repairs, pebble dashing, window and cavity wall insulation, decoration and boundary fence repairs. A full time Resident Liaison Officer ensured residents were fully involved and informed.
   
 
St Paul's Cray

A two-phase, £1.8 million contract to modernise and refurbish 34 semi-detached dwellings and 36 two to four bedroom houses for Broomleigh Housing Association. The envelope of the building was upgraded using a proprietary render thermal panel system and residents were given a choice of finishings including spa dash and brick effect. New double-glazing was installed and the roof upgraded. Internally, new gas central heating systems, bathrooms and kitchens were installed and electrics upgraded.
       
London & Quadrant Pkg 4 - Forest Gate
Internal fitting out of specified kitchens and bathrooms with associated electrical works and re-decorations to 76 occupied properties in various locations throughout Forest Gate.
       
Elmbridge Improvements

This scheme consisted of kitchen alterations and refit with improvements to bathrooms and WC's, installation of windows, provision of mechanical extract fans in kitchens and bathrooms and gas fired central heating, repair and upgrade of electrical installations including provision of smoke detectors. Also involved was partial internal re-decoration, external re-decoration and general repairs to 131 occupied properties in the Esher area.
